How We Verify Pets, ESAs, and Service Animals in Your Rental

Lots of responsible tenants have pets, and that opens up your tenant pool. But before any animal goes into your property, we verify every single one.

Lots of responsible tenants have pets. And when you're open to it, it significantly expands your pool of potential tenants. But when it comes to animals in a rental property, not all of them fall into the same category, and understanding the difference matters.


Three categories of animals in rentals. When we talk about animals in rental properties, there are actually three distinct categories. The first is pets, your standard dogs and cats. The second is emotional support animals, commonly called ESAs. The third is traditional service animals, like a seeing-eye dog.



Each one is treated differently from a legal and property management standpoint, and knowing which category an animal falls into determines how you handle it as a property owner.
