Worried About Tenants Not Paying Rent? Here's Our Process

Finding a good tenant isn't luck. It's a process. Here's the three-step approach we use to protect your property and give you peace of mind.

One of the most common questions property owners ask us is how we find the right tenants for their property. It's one we take seriously, because the tenant we place in your home directly affects your investment, your income, and your peace of mind.

We use a three-step process that covers everything from how we attract applicants to how we vet them and what happens if something goes wrong.

Step one: marketing your property. It starts with getting your property in front of as many qualified renters as possible. We advertise on the MLS and across all the major platforms where people are actively searching for rentals. The goal is simple: the more qualified applicants we attract, the better our chances of finding the best possible tenant for your property.

Step two: screening tenants thoroughly. Once we have applicants, the real work begins. We have a thorough screening process that includes a comprehensive background check, eviction history, rental verification, and employment verification. We call the previous places they've lived. We spend a fair amount of time making sure that the person going into your property is someone you can count on.

This isn't a quick glance at a credit score. It's a deep dive into who this person is as a renter, and it's one of the most important things we do to protect your investment, especially for owners who've been managing on their own and wondering if their process is thorough enough.

“Any tenant we place through our vetting process is guaranteed for a full year.”

Step three: our eviction guarantee. This is what really sets us apart. Any tenant we place through our vetting process is guaranteed for a full year. If something falls apart and that tenant has to be removed, we replace them for free. That's the kind of protection that gives property owners real peace of mind, because even with the best screening in the world, life happens. The difference is that when it does, you're not on the hook for starting the process all over again.

The bottom line is this: finding a reliable tenant isn't luck. It's a process. And when that process is thorough, consistent, and backed by a guarantee, you can feel confident that your property is in good hands.
