Before You Buy a Rental, Think in Decades

It comes down to one shift in thinking: buying a property to own indefinitely instead of flipping it, and letting cash flow prove it out.

Some investors get into real estate hoping to buy something, watch it climb, and sell it for a nice gain. That's the fast version. It isn't how we think about rental property at all, and the difference comes down to one thing: time.


Buy to hold, not to sell. When we look at rental properties, we think long-term. A year, two years, maybe a decade. In our case, we don't sell; we acquire, and we look to hold indefinitely. Our whole mindset is built around owning a property for as long as we possibly can.


That single decision changes everything downstream, because when your holding period is indefinite, you stop asking what a property might flip for and start asking what it can do for you, quietly, month after month, for years.


First thing to check is the cash flow. Once you're holding for the long haul, the number that matters most is cash flow, or the projected cash flow on a property we’re weighing. The math is simple. If you’ve got a mortgage and other expenses going out, what's coming in?


In other words, what are you getting for rent? Say a property brings in $2,000 a month, but $1,500 goes out each month for mortgage and expenses. That leaves $500. When you're chasing a quick sale, that monthly $500 barely registers. When you're holding indefinitely, it's the whole point.

From there, the real question is how that $500 fits into the bigger picture: your overall financial situation, passive income, and the wealth you’re trying to build over time. A quick flip gives you one payday, and it's over. A property held for the long term keeps paying, month after month, for as long as you own it. Stack a few of those, and you've built something a fast return could never give you.


That's why we don't chase quick returns. The finishes and the neighborhood matter, but the mindset comes first, and the mindset is patient.
