1. You get a regular monthly financial report. Every month, you should know exactly how your property is performing, what came in, what went out, and what landed in your account. Consistent monthly reporting isn't a bonus; it's the baseline, and industry professional standards treat it as a core expectation of good management. If you can't remember the last time you saw the numbers, that's a gap worth closing.
2. You get fast, reliable communication. Emails and text messages should get a response within about 24 hours. When you reach out, you shouldn't wonder whether anyone's on the other end. Fast communication is often the clearest day-to-day signal that a manager is on top of your property rather than reacting to it later.

3. Rent gets collected, and repairs get handled promptly. The fundamentals have to be automatic. Rent should be collected and paid out to you on schedule every month, and when something breaks, it should be fixed quickly rather than left to become a bigger, costlier problem. Prompt repairs protect both your property and your relationship with a good tenant.
4. You hear about problems from your manager first. This is the one owners overlook most. A great property manager is proactive and transparent. If there's an issue, you learn about it from them, not from a frustrated tenant who couldn't get a response and came looking for you. Sometimes quiet really does mean everything's fine, rent came in, no repairs were needed, so there's simply nothing to report. But when there is a problem, the right manager reaches out early to contain it, take care of the tenant, and keep your property rented.
